Summary:

Housing Estate Refurbishment and External Wall Insulation 

 

Overview

This project involved the complete refurbishment of 28 public sector residential homes of non-traditional concrete panel construction, which were a mixture of terraced and semi-detached properties. The objective was to carry out extensive interior and exterior renovation to bring them up to current building regulation standards and improve thermal efficiency by installing external wall insulation to reduce heat loss through the fabric of the building.

Synergize was able to offer a systematic turnkey solution to include full project management, installation and quality assurance. Our emphasis on health and safety is key to our approach and as part of this we undertook a detailed evaluation of the area and completed a traffic management plan before work commenced to take into account schools, shops, pedestrian and play areas.

Preparation work included bat surveys which identified bat roosts behind some of the concrete panels and meant works on these areas were planned to take place during hibernation between November and March.

A condition survey of the properties, gardens, paths and roadways enabled us to plan the scope of the project and note any specific challenges. We identified the need to extend the existing roofline and overhang to accommodate the safe and effective installation of BBA approved external wall insulation systems to cover the full extent of external walls to tackle heat loss.

External repair work included underpinning walls where needed, brickwork repairs, wall tie inspections, inserting steel lintels when doors and windows were replaced and in some instances replacing concrete panels with block or brick cavity walls. All foundations and footings were checked.

Internal refurbishment work involved the demolition of some internal walls and the complete stripping out of carpets, curtains, fixtures and fittings including some floorboards, skirting, architraves and doors. New boilers and heating systems were installed and the properties were fully rewired and replastered. New kitchens and bathrooms were fitted to each property.

Results

This project demonstrated just how effective Synergize can be when it comes to bringing the right skills together to complete a large scale, complex project on time and within budget.

Strategic planning, which included making sure works were carried out in the correct order and to the required standard, as well as setting off projects at the right time of the year, meant this was a successful, streamlined and cost-effective scheme.

The client was so impressed with this first phase that they awarded the second and third phases to Synergize.
